Thermographic Assessment
When it comes to inspecting your walls and ceilings, we have advanced far beyond simple stud finders. Utilizing our infrared thermography technology elevates your wall and ceiling inspections to a new level. This cutting-edge approach allows us to accurately locate wiring, pipes, ducts, drainage lines, and more—without the need to open walls.
Infrared thermography is one of the most sophisticated technologies employed in modern building diagnostics.
It enables us to:
- Detect hidden moisture behind walls
- Identify structural weaknesses
- Locate leaks and insulation gaps
- Reveal issues not visible to the naked eye, contributing to a comprehensive property risk assessment.

THE SCIENCE BEHIND THERMOGRAPHY
Everything Emits Infrared Radiation
Every object above absolute zero (-273°C) emits infrared radiation (IR), which is crucial for effective building diagnostics.
Warm objects → emit more IR
Cold objects → emit less IR
The thermal camera doesn’t “see through walls.” It detects surface temperature differences, making it an essential tool in infrared thermography.
The Camera Converts Heat Into an Image
Infrared cameras (like FLIR) use sensors to detect radiation in the 8–14 micrometer wavelength range.
Then they:
Measure IR energy
Convert it into temperature data
Display it as a color image (thermogram)
Typical colors:
🔵 Blue = cooler areas
🔴 Red/Yellow = warmer areas
Why Moisture Shows Up?
Moisture changes how materials behave thermally, impacting property risk assessment.
Two main reasons:
A) Evaporative Cooling
Wet materials lose heat faster due to evaporation. They appear cooler (blue/purple) on thermal images.
B) Thermal Mass Difference
Water holds heat differently than dry materials, causing wet areas to heat and cool slower.
Heat Transfer Mechanisms
Thermography works because of how heat moves:
🔁 Conduction
Heat moving through solid materials (drywall, studs)
🌬️ Convection
Air movement (drafts, leaks, insulation gaps)
☀️ Radiation
Energy emitted from surfaces (what the camera detects).
Thermal imaging uses an infrared camera to detect heat signatures across surfaces. Every building material emits and absorbs heat differently. Moisture, air leaks, missing insulation, and mold all create distinct temperature anomalies that show up clearly in thermal images — even when there is no visible sign of a problem. This allows ThermaScan to find hidden defects before they cause expensive damage.
Thermal imaging can detect: hidden moisture intrusion behind walls, ceilings, and floors; mold growth and conditions that promote mold; insulation failures and cold spots; air leaks and heat loss; roof leaks; HVAC duct leaks; electrical hot spots; water damage from plumbing leaks; and improper construction behind finished surfaces.
ThermaScan offers three inspection tiers: a Basic Thermal Scan (basement focus) for $249, a Full Property Assessment for $499, and a Pre-Purchase Buyer Walk-through for $699. A VIP Home Protection Plan is also available at $39/month, which includes 2 annual scans and priority access to services.
Standard home inspectors identify what they can see. ThermaScan's Ali Shakeri holds a B.Eng. in Building Engineering and has 28+ years of construction and renovation experience. This means he doesn't just detect the anomaly — he understands why it is happening and what the correct fix is. He has built and renovated hundreds of homes, so he knows exactly how and where buildings fail. This construction-level insight is not available from a standard home inspector.
In Ontario, the best time for thermal imaging is when there is a minimum 10°C temperature difference between inside and outside — typically October through April (heating season). This temperature differential makes heat loss, moisture, and insulation deficiencies most visible. ThermaScan's VIP Protection Plan includes a Spring and Fall scan to catch seasonal changes at the ideal time.
